Driveway sealcoating is the application of a protective coating to an existing asphalt surface. It blocks UV radiation, prevents water infiltration, resists petroleum-based fluids, and slows oxidation, the process that turns asphalt grey and brittle. A driveway that is sealed on schedule every 3 to 5 years can last 25 to 30 years. One that is never sealed typically needs replacement in 10 to 15 years.

Cure time is 24 to 48 hours, during which the driveway should not be driven on. Larger commercial projects or multi-property HOA jobs may take 1 to 3 days.

You need to be present for the final walk-through and approval, this is how R2 Sealing ensures you are satisfied before payment is due. You do not need to be on site for the entire job. Robert will coordinate an arrival window and a completion time so you can plan around the work.

Full cure time is 24 to 48 hours under normal Central PA conditions. The surface will feel dry to the touch within a few hours but requires the full cure window before vehicle traffic.
