Robert meets with the HOA board or the responsible property management company to understand the community’s asphalt maintenance history, current condition, and priorities. This meeting can be conducted in person at the community, by phone, or by email, whichever is most convenient.

Community-Wide Assessment & Written Estimate

R2 Sealing surveys the full community, every driveway, shared road surface, and any parking areas included in the scope. A written estimate is provided covering the specific work to be done at each address or surface, the materials to be used, and the total contract price

Contract Signed, Deposit Paid, Schedule Confirmed

Once the estimate is approved, the annual contract is signed. A 50% deposit is paid at scheduling. The project date is confirmed, typically a 1 to 3 day window in spring or early summer when weather conditions are optimal for sealcoating.

Multi-Day Project Completion

 R2 Sealing’s crew completes the work across the community over the agreed schedule. Residents are notified of the schedule in advance. Work areas are managed to avoid blocking individual driveways for extended periods. The crew cleans up on departure from each section.

Board Inspection, Approval, and Final Invoice

The board or property manager inspects the completed work across the community. The balance of the contract is invoiced after approval. If any driveway or area does not meet the standard in the written scope, R2 Sealing returns to address it before the final invoice is issued.
