The Service

What Is Parking Lot Line Striping, and When Do You Need It?

Parking lot line striping is the process of applying painted or thermoplastic traffic markings to an asphalt or concrete parking surface. Markings define parking spaces, direct vehicle flow, identify fire lanes, mark ADA-accessible stalls, and provide safety information for both drivers and pedestrians.

Faded or absent markings are not just an aesthetic issue. They create liability exposure for property owners, particularly around ADA stall requirements, fire lane identification, and pedestrian crossing points. In Pennsylvania, ADA-compliant parking markings are required for commercial facilities open to the public.

Line striping is most effectively done immediately after sealcoating, the fresh, clean surface provides maximum adhesion and the contrast between the dark sealed surface and the new white or yellow markings is at its sharpest.

MARKING TYPES

Parking Lot Markings R2 Sealing Provides

Standard Parking Spaces

Standard parking stall lines in white or yellow traffic paint. R2 Sealing applies markings to the correct dimensions for your lot layout, typically 8.5 to 9 feet wide by 18 feet deep for standard passenger vehicle stalls.

Fire Lane Markings

Red kerb painting and “NO PARKING FIRE LANE” lettering along designated fire access routes. Required by Pennsylvania fire code for commercial facilities. Faded fire lane markings can create liability exposure during fire inspections.

ADA-Accessible Stalls

International Symbol of Accessibility (ISA) stall markings, van-accessible designations, and the required access aisle dimensions. R2 Sealing applies ADA stall markings to current federal standards for commercial parking facilities.

Directional Arrows & Traffic Flow

Directional arrows, stop bars, yield markings, and entrance/exit designations to guide vehicle movement through the lot. Correct traffic flow markings reduce conflict points and improve safety for both drivers and pedestrians.

Custom Lettering & Reserved Stalls

Custom stencilled text for reserved stalls, “RESERVED,” “LOADING ZONE,” “EMPLOYEE ONLY,” “ELECTRIC VEHICLE CHARGING”, and numbered stall markings for assigned parking facilities.

How We Do It

The R2 Sealing Line Striping Process

Layout Review & Measurement

Robert measures the lot and reviews the existing layout, or discusses a new layout if the client requires changes. Stall count, aisle widths, fire lane positions, and ADA stall locations are confirmed in the written estimate.

Surface Preparation

The surface is blown clean of loose debris before marking begins. For restriping over existing faded markings, snap lines or chalk guides are used to ensure the new markings align correctly with the existing layout.

Marking Application

Professional-grade traffic paint is applied using a line striping machine for straight, consistent lines. Stencils are used for lettering, symbols, and arrows. The result is clean, sharp, professional-quality markings with consistent line width and opacity.

Drying & Inspection

Traffic paint dries quickly, typically 30 to 60 minutes under normal conditions. R2 Sealing inspects all markings before leaving the site to ensure correct alignment, spacing, and coverage.

Your Approval and Final Payment

You inspect the completed markings. The balance is due after your approval. For projects over $5,000 combined (sealcoating plus line striping), the deposit deducted from the final invoice amount.

The Materials

Commercial-Grade SealMaster, On Every Job

R2 Sealing uses SealMaster commercial-grade asphalt sealer on every residential and commercial project. SealMaster is the largest manufacturer of pavement maintenance products in North America, the same product specification used on Pennsylvania state highway and municipal road projects.

Consumer-grade sealers available at hardware stores are water-based products that fade within one to two seasons. SealMaster bonds more deeply into the asphalt surface, provides superior UV block, resists petroleum-based fluids, and lasts 3 to 5 years under normal conditions. We apply the same commercial specification whether the job is a single residential driveway or a multi-property HOA contract.

Line Striping QUESTIONS

Common Questions About Line Striping in Central PA

How much does parking lot line striping cost in Central PA?

Standard parking lot restriping typically costs $1.50 to $4.00 per parking space. A 30-space lot restripe is typically $45 to $120. New layout design, ADA compliance upgrades, or custom lettering may cost more. R2 Sealing provides free written estimates after an on-site assessment.

The best time to restripe is immediately after new sealcoating, the clean, fresh surface provides maximum paint adhesion and the colour contrast is at its best. If the lot was sealed previously, restriping is warranted when existing markings have faded to the point where stall boundaries are unclear from a normal driving approach.

Yes. If your current layout is inefficient, has insufficient ADA stalls, or does not meet current fire lane requirements, R2 Sealing can provide a revised layout as part of the estimate process. Robert will discuss the proposed layout and confirm the stall count, aisle widths, and marking positions before any work begins.

Yes. Professional traffic paint adheres to both asphalt and concrete parking surfaces. The preparation process differs slightly, concrete surfaces require thorough cleaning and sometimes a primer application for optimal adhesion. Robert will assess the surface type during the estimate visit.
