Commercial Parking Lot Sealcoating in Central PA
Parking lot sealcoating is the application of a commercial-grade protective coating to asphalt parking surfaces, extending pavement life and reducing long-term repair costs for businesses.
R2 Sealing provides parking lot sealcoating for businesses, property managers, churches, strip mall owners, and facility managers across 6 Central PA counties. We specialise in properties under 30,000 sq ft, the segment that larger commercial operators consistently overlook. The balance on every job is always due after completion and your approval.

What Is Parking Lot Sealcoating, and Why Businesses Need It
A parking lot is the first physical impression your business makes on every customer, client, or visitor who arrives at your property. A deteriorating, cracked, or faded lot communicates neglect, regardless of what your business does inside. Conversely, a clean, sealed lot with fresh markings signals a well-maintained, professional operation.
Beyond appearance, sealcoating is financial maintenance. Asphalt replacement for a mid-size commercial lot costs $15,000 to $60,000. Sealcoating the same lot every 3 to 5 years for $1,000 to $5,000 per treatment extends its lifespan by 15 to 20 years. The return on investment is among the highest of any exterior property maintenance service.
R2 Sealing uses commercial-grade SealMaster sealer on every job, the same product used on Pennsylvania state and municipal road projects. Not a diluted or consumer-grade product. The same commercial specification, applied with professional equipment, on every parking lot we take on.
Who R2 Sealing Serves for Parking Lot Maintenance
R2 Sealing focuses on small-to-mid commercial properties in Central PA, the segment that larger commercial operators like DBK Inc. do not efficiently serve. We work with:
- Small business owners with private parking lots (retail, professional services, medical)
- Churches and religious organisations with high weekend-use lots
- Strip mall and multi-tenant property owners
- Property management companies maintaining commercial portfolios
- Schools and community organisations with asphalt surfaces
- Facility managers responsible for grounds maintenance
If your parking lot is under 30,000 sq ft, R2 Sealing is built for exactly the scope you need. If you manage multiple properties, ask Robert about volume pricing across your portfolio.
The R2 Sealing Parking Lot Sealcoating Process
Site Assessment & Scope Definition
Robert visits the property, measures the surface area, assesses condition, identifies areas requiring crack filling, and reviews any scheduling constraints (business hours, peak traffic periods, sections requiring uninterrupted access). The written estimate reflects this specific assessment.
Surface Preparation & Cleaning
The lot is blown clean and any oil or chemical staining is treated with primer bond. Clean surfaces are essential for proper adhesion. We work around your business operations, blown debris is cleared from entrances before we leave each day.
Crack Filling
Existing cracks are filled with hot-rubberised filler before sealing. Large surface cracks or alligator cracking areas are noted in the written estimate and addressed appropriately. Crack filling is the critical preparation step that prevents the new sealcoat from bridging over active water infiltration points.
Commercial Sealcoat Application
SealMaster commercial-grade sealer is applied using professional spray equipment for even, controlled coverage across the full lot surface. Hand brush work is completed around curbs, islands, and building edges. Two coats may be applied on heavily worn surfaces.
Line Striping (if included in scope)
Fresh traffic markings are applied after the sealcoat has cured, parking spaces, fire lanes, ADA stalls, directional arrows, and entrance markings. Line striping immediately after new sealcoating produces the most durable and visually sharp result.
Your Inspection, Approval, and Final Payment
You inspect the completed work. The balance is due after your approval. For projects over $5,000, the 50% deposit you paid at scheduling is deducted from the final invoice, you never pay more than your written estimate.
Commercial-Grade SealMaster, On Every Job
R2 Sealing uses SealMaster commercial-grade asphalt sealer on every residential and commercial project. SealMaster is the largest manufacturer of pavement maintenance products in North America, the same product specification used on Pennsylvania state highway and municipal road projects.
Consumer-grade sealers available at hardware stores are water-based products that fade within one to two seasons. SealMaster bonds more deeply into the asphalt surface, provides superior UV block, resists petroleum-based fluids, and lasts 3 to 5 years under normal conditions. We apply the same commercial specification whether the job is a single residential driveway or a multi-property HOA contract.

Common Questions About Parking Lot Sealcoating in Central PA
How much does parking lot sealcoating cost in Central PA?
Commercial parking lot sealcoating in Central PA typically costs $0.20 to $0.50 per square foot, depending on surface condition and whether crack filling and line striping are included. A 5,000 sq ft lot is typically $1,000 to $2,500. A 15,000 sq ft lot is typically $3,000 to $7,500. R2 Sealing provides a free written estimate after an on-site assessment.
Do I need to close my parking lot during sealcoating?
The area being sealed must be closed to vehicle traffic while the sealer is applied and during the cure period, typically 24 to 48 hours. R2 Sealing schedules jobs to minimise business disruption. We can section large lots and work in phases to maintain partial access, schedule jobs on weekends or evenings, or accommodate specific access requirements. This is discussed and agreed upon before the job is scheduled.
What is the deposit policy for commercial parking lot jobs?
For commercial projects valued over $5,000, R2 Sealing requires a 50% deposit at scheduling. The balance is always due after the job is complete and you have approved the result. You never pay the full amount before seeing the work. For projects under $5,000, no deposit is required on residential properties. Robert will confirm the applicable policy on your written estimate.
Can R2 Sealing also restripe the parking lot?
Yes. R2 Sealing provides full line striping and pavement marking services, parking spaces, fire lanes, ADA-compliant stalls, directional arrows, and entrance markings. Line striping is most effectively done immediately after new sealcoating. Combined sealcoating and line striping is the most cost-effective approach for lots requiring both services.
How often should a commercial parking lot be resealed?
Every 3 to 5 years is the standard recommendation for commercial lots in Pennsylvania’s climate. High-traffic lots, those serving retail, restaurants, or medical facilities with constant vehicle movement, may require attention every 2 to 3 years. R2 Sealing can advise on a maintenance schedule appropriate for your specific lot and usage pattern.
