Site Assessment & Scope Definition

Robert visits the property, measures the surface area, assesses condition, identifies areas requiring crack filling, and reviews any scheduling constraints (business hours, peak traffic periods, sections requiring uninterrupted access). The written estimate reflects this specific assessment.

Surface Preparation & Cleaning

The lot is blown clean and any oil or chemical staining is treated with primer bond. Clean surfaces are essential for proper adhesion. We work around your business operations, blown debris is cleared from entrances before we leave each day.

Crack Filling

Existing cracks are filled with hot-rubberised filler before sealing. Large surface cracks or alligator cracking areas are noted in the written estimate and addressed appropriately. Crack filling is the critical preparation step that prevents the new sealcoat from bridging over active water infiltration points.

Commercial Sealcoat Application

SealMaster commercial-grade sealer is applied using professional spray equipment for even, controlled coverage across the full lot surface. Hand brush work is completed around curbs, islands, and building edges. Two coats may be applied on heavily worn surfaces.

Line Striping (if included in scope)

Fresh traffic markings are applied after the sealcoat has cured, parking spaces, fire lanes, ADA stalls, directional arrows, and entrance markings. Line striping immediately after new sealcoating produces the most durable and visually sharp result.

Your Inspection, Approval, and Final Payment

You inspect the completed work. The balance is due after your approval. For projects over $5,000, the 50% deposit you paid at scheduling is deducted from the final invoice, you never pay more than your written estimate.
