Asphalt Paving, When Sealcoating Isn't Enough

Asphalt paving is the construction or replacement of an asphalt surface, as opposed to sealcoating, which is the maintenance of an existing surface. Paving is required when the existing driveway or lot has deteriorated beyond the point where surface maintenance can restore it, or when a new surface is being installed for the first time.

Indicators that paving rather than sealcoating is needed include: alligator cracking across large surface areas (indicating base failure), significant surface depressions or rutting, potholes that have been repaired multiple times, or an asphalt surface that is crumbling at the edges and no longer holds aggregate together.

R2 Sealing provides complete asphalt paving services including new installations, full replacements, and overlays (resurfacing) where the base is still structurally sound. Every project includes an in-person assessment to determine the most appropriate and cost-effective approach for the specific condition of the existing surface.

Full Replacement or Resurfacing, Which Does Your Driveway Need?

Full Asphalt Removal & Replacement

The existing asphalt surface and base are fully excavated. A new compacted sub-base is installed, followed by a binder course and a top course of hot-mix asphalt. This is the appropriate approach when the existing base has failed, when there is significant settling, drainage issues, or alligator cracking that extends into the base layer.

Full replacement provides a completely fresh surface with a new structural foundation. Expected lifespan with proper maintenance: 25 to 30 years.

Asphalt Overlay / Resurfacing

The top 1.5 to 2 inches of the existing asphalt is milled away (or the new layer is applied directly over the cleaned existing surface). A new layer of hot-mix asphalt is then installed. This approach is appropriate when the existing base is still structurally sound but the surface has deteriorated beyond the point where sealcoating is effective.

Resurfacing is typically 30 to 50% less expensive than full replacement. It is not appropriate for surfaces with base failure, the new surface will show the same problems within 2 to 3 years if the base beneath it is compromised.

How We Do It

Site Assessment & Written Estimate

Robert visits the property, assesses the existing surface and base condition, measures the area, and reviews drainage, grading, and any existing edging or border structures. You receive a written estimate covering all work, materials, and the total cost.

Excavation & Base Preparation

For full replacement: the existing asphalt and base material are excavated to the correct depth. For overlay: the surface is cleaned and prepared. In both cases, grading is reviewed and corrected to ensure proper drainage away from the structure.

Sub-Base Installation (Full Replacement)

A compacted stone sub-base is installed to the required depth, typically 4 to 6 inches for residential driveways, 6 to 8 inches for commercial lots with heavier traffic. A properly compacted base is the most important factor in the long-term performance of the asphalt surface above it.

Hot-Mix Asphalt Installation

Hot-mix asphalt is delivered and installed at the correct temperature for proper compaction. R2 Sealing uses a binder course and surface course for full replacements. Edges are formed cleanly and graded to blend with adjacent surfaces.

Compaction & Finishing

The asphalt surface is compacted using roller equipment to achieve the correct density and smoothness. Edge work, transitions to existing surfaces, and drainage channels are completed to the standard in your written estimate.

Cure Period, Inspection, and Payment

New asphalt requires a minimum of 24 to 48 hours before light vehicle traffic and 6 to 12 months before first sealcoating. R2 Sealing provides clear guidance on the cure period. You inspect the finished work and the balance becomes due after your approval.
