3. Services

R2 Sealing LLC provides asphalt maintenance services including driveway sealcoating, crack repair, parking lot sealing, line painting, and paving across York, Lancaster, Dauphin, Cumberland, Adams, and Lebanon Counties in Pennsylvania.

We reserve the right to refuse service at our discretion and are not obligated to accept every estimate request or job.

Services are provided subject to weather conditions and material availability. We will communicate any scheduling changes promptly.

4. Estimates & Pricing

All estimates provided by R2 Sealing LLC are:

• Free of charge with no obligation
• Based on a physical on-site assessment by Robert
• Provided in writing with itemized line items
• Valid for 30 days from the date of issue

Final pricing may vary if the scope of work changes from the original estimate — for example, if additional cracks are discovered during application or if surface conditions differ materially from the initial assessment. Any scope changes will be communicated and agreed upon before work proceeds.

5. Payment Terms

Residential jobs

For all residential driveway sealcoating and maintenance jobs of any size, R2 Sealing LLC requires zero deposit. Payment is due only after the job is completed and the customer has approved the finished work. Accepted payment methods: cash, check, credit/debit card, and Venmo.

Commercial projects over $5,000

For commercial projects with a total contract value exceeding $5,000, a 50% deposit is required at the time of scheduling. The remaining balance is due after completion and customer approval of the finished work.

HOA contracts

HOA community contracts are treated as commercial. A 50% deposit is required at scheduling. The balance is due after completion and board approval.

Late payment

Invoices unpaid after 30 days of completion may be subject to a late fee of 1.5% per month on the outstanding balance.

6. Scheduling & Cancellation

R2 Sealing LLC monitors weather forecasts and will not perform sealcoating work in conditions that would compromise the quality of the application (rain, temperatures below 50°F, high humidity). We will notify you of any weather-related rescheduling within 24 hours of your scheduled appointment.

If you need to cancel or reschedule a confirmed appointment, please contact us at least 24 hours in advance. Last-minute cancellations may result in a rescheduling delay depending on availability.

For commercial projects with a deposit on file, cancellations with less than 72 hours’ notice may result in a forfeiture of up to 25% of the deposit to cover scheduling and material costs incurred.

7. Warranty & Satisfaction

R2 Sealing LLC stands behind every job. If any issue arises from our workmanship after completion — uneven coverage, areas missed, or application defects — we will return and correct the issue at no charge.

Our satisfaction commitment applies to workmanship defects. It does not apply to:

• Normal wear from traffic, weather, or road salt over time
• Damage caused by petroleum spills, heavy vehicle traffic, or third-party actions after completion
• Pre-existing structural issues with the asphalt base that were disclosed in the estimate
• Re-cracking of filled cracks due to continued ground movement or subsurface issues

Sealcoating is a surface maintenance treatment, not a structural repair. It does not reverse or permanently fix underlying base failures.

8. Limitation of Liability

To the maximum extent permitted by applicable law, R2 Sealing LLC’s total liability for any claim arising from our services shall not exceed the total amount paid by you for the specific job giving rise to the claim.

R2 Sealing LLC is not liable for indirect, incidental, consequential, or punitive damages arising from the use of our services.

R2 Sealing LLC carries liability insurance. PA HIC License: PA159430.
